We pride ourselves on finding great tenants! About 80% of our tenants renew their lease after the first year and most move out and get a full refund on their deposits. Bad tenants who damage your property and don’t pay rent can be detrimental and we do whatever possible to avoid that from happening.
Getting maintenance taken care of quickly is not only good for your property but also helps us retain good tenants. Tenants who have to wait weeks for repairs tend to not renew their lease and are more likely to move which can cost thousands in leasing fees, lost rental income, and the typical rent-ready repairs that happen between tenants.
We email owners statements monthly so that you know what you’re receiving and what expenses were deducted. Since we don’t pay for utilities, association dues, or mortgages for owners, typically the statement is pretty straightforward and the same amount unless there is a repair.
Many homes in the Chicagoland area are part of homeowners associations which have rules that people living in the community need to abide by. We make sure the tenant has those rules and if a rule is broken, you will receive a notice that you forward to us. We follow up with the tenant and make sure the violation is corrected and if any fines have been charged, we work on collecting from the tenant.

Applications typically take 1-3 business days to process. All adults living at the property have to apply. Please review the how to qualify page before applying. Cost for the application is $50 per adult.
If the property is occupied, we need to give the current tenant at least a 24-hour notice. If it’s vacant, it may be on a self-showing lock box for you to go and view on your own.

Pay Rent Online
Pay online anytime. Setup to autopay on a certain day monthly or login once a month and make a payment. There is no charge as long as you pay with your checking account information. Credit cards are accepted as well but they incur an additional fee.
